The rectilinear site is bounded by Abbey Street (upper) to the East and a narrow public access way to the south called Abbey Cottages.

An Bord Pleanála say ‘the proposed hostel will contribute positively to the animation of the area and will provide an active use in itself’. The scheme has a high plot area ratio of 9, representing the optimisation of site value.
