Burlington Plaza is a landmark office development in Dublin that set new standards for sustainable workplace design and attracted some of the world’s leading companies.
Completed in 2010, the €50.2 million scheme delivers 30,000 m² of premium office space across two distinct blocks, unified by a landscaped garden and a new public entrance plaza. Today, it is the headquarters for Amazon and Sky in Ireland, underlining its reputation as a workplace of choice for global organisations. HKR’s design combines corporate presence with environmental responsibility, integrating innovative façade systems, chilled-beam technology, and greywater recycling to reduce energy consumption and emissions. Flexibility was a guiding principle: large, adaptable floorplates maximise natural daylight, offer generous floor-to-ceiling heights, and can be easily reconfigured to meet changing tenant demands. Burlington Plaza exemplifies how office architecture can respond to corporate ambition and environmental performance simultaneously, delivering a workspace that is efficient, resilient, and future-ready.
Sustainability & Workplace Innovation
Energy efficiency was central to the design philosophy of Burlington Plaza. A combination of triple-skin façades, fritted glass, and angled aluminium fins provide passive solar control,reducing reliance on mechanical heating and cooling. Chilled beams throughout both blocks further enhance occupant comfort while lowering operational costs and carbon output. Greywater recycling and careful orientation strategies reinforce the environmental agenda, positioning the project as a benchmark for sustainable office design in Ireland.
Design, Flexibility & Prestige
The scheme comprises two blocks arranged over a shared basement car park, with circulation and amenity anchored by a landscaped garden and new entrance plaza. These spaces provide both a public face and a sense of retreat within the urban setting. Floorplates are designed for long-term flexibility, supporting both single-tenant headquarters and multi-tenant arrangements. This adaptability was key to attracting leading occupiers, and Burlington Plaza now serves as the Irish headquarters for Amazon and Sky. Material choices reflect durability and refinement: stone, glass, and corten steel are deployed with clarity, creating a strong yet approachable identity. The corten steel meeting pod is a particular focal point, an expressive element that captures the development’s innovative spirit.
