Glengall Road represents a thoughtful regeneration of Southwark’s layered industrial past, transforming a historically significant site into a vibrant, mixed-use community.

Situated beside Burgess Park and within the OKR14 regeneration precinct, the scheme is shaped by context, where industrial memory, civic frameworks, and residential life converge. Commissioned by Twenty Twenty Glengall Ltd, HKR’s design establishes a new urban fabric that honours history while meeting contemporary needs. Anchored by the preserved brick chimney and red-brick facades, the development weaves 181 new homes, commercial uses, and generous public realm into a cohesive whole. With 35% affordable housing and amenity provision that extends from courtyards to roof terraces, Glengall Road is conceived as a place of continuity: a design that respects the past, enriches the present, and anticipates future growth. The scheme embodies HKR’s ethos of grounded transformation, balancing memory with modernity, and community priorities with architectural ambition.

Urban Design & Context

The scheme’s massing responds to both its industrial lineage and surrounding neighbourhood scales. A C-shaped arrangement frames a central courtyard, anchored by the retained chimney, creating permeability and light-filled communal space. Heights step from five storeys along the park edge to thirteen storeys at the southeast corner, ensuring sensitivity to adjacent terraces while marking the site as a civic landmark within the OKR14 framework. Public consultation directly influenced this approach, embedding affordable housing, heritage retention, and community amenity into the project’s DNA.

Housing & Public Realm

Glengall Road delivers 181 homes, 83% of which are dual aspect for natural light, ventilation, and spatial quality. Every unit benefits from a private balcony, terrace, or winter garden complemented by over 3,200 m² of shared amenity including rooftop gardens, play areas, and communal terraces. The project provides 35% affordable housing, split between social rent and intermediate tenure, ensuring inclusivity. At ground level, commercial units, community spaces, and a new public route extend the emerging Surrey Canal Linear Park, embedding the scheme into the wider city fabric. The central courtyard reinterprets the working yard, fusing heritage with everyday life, while landscaped edges soften the architecture and encourage interaction.
