The development comprises of 2 buildings. Each building has a triple glazed façade to mitigate solar gain on the South and West façades and to mitigate acoustic pollution on the North facing façades adjacent to the tramways.

The scale of the development rises towards Piccadilly from 8 to 26 storeys. The tower signals the entrance into Piccadilly gardens from Piccadilly station. The tower leans back from Portland Street creating a spectacular backdrop to the gardens.

 

The development site is essentially split into two separate sites – Major Street car park & the site currently occupied by Westminster House. With Major Street separating the two sites and given that the car park could be redeveloped imminently, we have developed our proposals based on two phases; Major Street car park as phase 1 and Westminster House as phase 2.
