HKR have submitted proposals to The London Borough of Newham which seek to deliver a new five storey dual-use building with social club at ground and residential accommodation above with associated amenity.
The existing 1960s working men’s social club will be replaced with modern, flexible facilities at ground with small basement ancillary space. The club will cater for a variety of social functions and users within the local community. Active frontage will enhance the immediate environs and vibrancy of the area.
The proposals also deliver a range of private and affordable residential apartments with associated outdoor amenity and cycle storage. 42 dwellings are spread over Ground to 5th floor, with mix and tenure developed in line with Borough Policy.
All units are designed to meet London’s prescribed spatial standards and the key objectives of the London Housing Design Guidelines and Lifetimes homes, now embedded in the Building Regulations. Land Swap negotiations have allowed the proposals to improve pedestrian and cycle connectivity across the site by provision of a new public access route.
