HKR first practice to secure two consents on Old Kent Road 10 Masterplan.
HKR are the first Architectural practice to secure two consents on Old Kent Road 10 Masterplan in Southwark. Our Glengall Road scheme was granted Planning Approval last night from Southwark Council, and follows on from our recent approval for Nyes Wharf.
Glengall Road is a major 200,000 sqft mixed-use scheme with up to 41,000sqft of flexible workspace at ground and mezzanine and 181 new residential apartments over 1st to 13th floors. The scheme is aligned with the objectives of the emerging Old Kent Road 10 Masterplan.
The Commercial Component caters for a variety of users and incorporates double height active frontage at ground floor to enhance the immediate environs and vibrancy of the (LDS) proposed new Surrey Canal Linear Park.
All residential units are designed to meet London’s prescribed spatial standards and the key objectives of the LHDG/Lifetimes homes. The mix of residential units has been developed in line with Borough Policy.
The proposals seek to deliver good quality on site amenity for all occupants. The longer term ambition as neighbouring developments come forward is to create a working yard that will serve as a circulation, access and servicing zone as well as improving connections to the linear park.
Southwark Planning Officer response:"The scheme is dense, but secures exemplary residential design and regeneration benefits. The heights are considered acceptable within the opportunity area and optimise the site while delivering public benefits. Residential layouts are good and unit sizes meet and in places exceed space standards. The scheme seeks to retain elevations of the existing non-listed industrial buildings which is seen a positive outcome".
